The problem

Nobody can tell you the actual rule for your state.

You've got the block, or you've got your eye on one. The plan is simple: put a caravan on it, maybe a shed, build something small, live cheaply.

Then you start reading. One forum says 60 days. Another says six days in 28. Someone on Facebook says councils are illegal anyway. Someone in the comments got fined. Someone else has lived in a shed for nine years and "never had a problem".

"Australia is determined to make it impossible to live cheaply on your own land."
— the most-liked comment on our most-watched video

People don't usually lose because they don't have the money. They lose because they built the wrong thing, on the wrong block, in the wrong order, and a neighbour made one phone call.

But people are still doing it. Legally.

A house for about $60,000 on an $87,000 block. A young couple in Tasmania built a 54 m² home, designed and signed off properly before they moved in. Case file, p. 126
An earth-bag home, approved. A WA shire approved a home its owners planned to build for under $40,000. Case file, p. 127
One caravan, as the owner's temporary home, is a permitted use in most Northern Territory zones, with conditions. No planning permit. Chapter 5, p. 43
Up to two years in a caravan, then apply again. WA councils can now approve it on your own land. Chapter 5, p. 42

The difference between them and the people who got the letter was rarely money. They knew the rules before they started. This book gives you those rules.

01 · How it works

Three steps. About a minute.

1

You pay

Through Stripe's secure checkout, the same one big stores use. Card, Apple Pay or Google Pay. We never see your card number.

2

The book opens

Your download page opens straight after you pay. Two files: A4 for printing, and a large-print edition for your phone or tablet.

3

It's yours to keep

Save both files to your phone, tablet or computer, and print it if you like. Lose them? Email us and we'll send them again. Nothing ships and there's no account to make.

02 · The backbone

Five rules worth more than any loophole.

Everything in the book comes back to five ideas. Remember nothing else and you'll still avoid most of the mistakes that cost people their land.

Check the land before you fall in love with it

Whether you can live on a block is decided by things you can't see from the fence: the zone, the lot size, the title, the overlays.

Get council's answer in writing, before you spend a cent

A phone call is not an approval. An email from the right officer, or a certificate, is something you can rely on.

Start small and legal, then climb

A legal caravan stay, then a legal shed, then a legal house. Every rung you skip is a rung that can be taken away from you.

Pay for the boring things first

Water, access and a legal toilet decide whether council will ever say yes. The cabin can wait.

Keep a paper trail

Approvals, emails, receipts, photos. If a neighbour complains in five years, the paper is your defence.

03 · The honest math

What one mistake costs, and what this costs.

Every figure on the left is in the book, with its source. Fines differ by state; these are the ones in force on 4 October 2026.

What a mistake can cost

Living in a caravan on your block without approval (NSW on-the-spot fine)$3,000
Ignoring the council order that follows (NSW)$6,000
Ignoring a court order about an unapproved shed (Bundaberg, Qld, 2026: fine plus council's costs)up to $25,000
Buying a block where a house isn't allowedthe whole block

What getting it right costs

One hour with a town planner (one firm's published rate)~$216
A pre-lodgement meeting with council (e.g. MidCoast NSW / Northern Beaches)$625–$1,040
This book: all 8 states, the questions to ask, the emails to sendA$39

Fines: Chapter 15 and Chapter 18 (Bundaberg, February 2026). Planner and council fees: published rates, October 2026. The book doesn't replace a planner for a big project; it tells you what to ask so you don't pay for the same answer twice.

04 · Look inside

Real pages from the real book.

This is what opens on your screen. The type is set big on purpose, and the tablet edition is bigger still.

p. 8 · "Can I live on this block?" The whole book on one page, with the chapter to go to next.
p. 39 · Chapters open like this: "In 30 seconds", then the rule, then your state.
p. 23 · Nine myths that cost people their land, and what the law actually says.
p. 129 · The Toolkit: your state on one page, every answer with its chapter.
05 · What's inside

Six parts, 18 chapters and a toolkit.

Most chapters work the same way: the rule, where it comes from, who it catches, what it costs, what to ask council in writing, and your state. You don't have to read it in order.

30DAYS

07 · Why you can trust it

Built to be checked, not just believed.

The law behind every rule

Every chapter ends with its sources: the Act, the section, the council page. Check it yourself, or show it to council.

Every chapter reviewed

After it was written, each chapter went through a separate review against the official sources and court judgments. It's not a legal review, but the rules are dated: current to 4 October 2026.

It says when it doesn't know

Where something couldn't be confirmed, or rests on a news report or council page, the book tells you. No secret loopholes, no "sovereign citizen" tricks. Only what holds up.

This is a brand-new first edition. As readers send in their reviews, this is where they'll appear.

08 · Who made this

From the YouTube channel Australian Hub.

We make videos about land, tiny homes and living cheaply in Australia. Every week the comments ask the same things: Can I live in a caravan on my block? How big can my shed be? What happens if council finds out?

The answers are spread across eight states, hundreds of councils and thousands of pages of law. So we went through them, state by state, checked the rules against the official sources, and put it all in one book in plain English.

We're not lawyers, and the book doesn't pretend to be legal advice. It tells you what the rules say, where they come from, and exactly what to ask your council, so you can make your own decisions with the facts in front of you.

09 · Is it for you?

Who it's for, and who it isn't.

It's for you if…

  • You own rural land, or you're thinking of buying some
  • You want to live on it cheaply: a caravan, shed, tiny home or small house
  • You'd rather know the rules than find out from a letter

It's not for you if…

  • You're looking for ways to hide from council
  • You need advice on one specific legal dispute (see a solicitor)
  • You live in a city flat and plan to stay there
10 · Questions

Questions people ask first.

Isn't all this free online?

The laws are. They're spread across 8 states, more than 500 councils and thousands of pages, and many changed in the last two years. This book puts them in one place, in plain English, with the source for every rule so you can check it yourself.

Which states does it cover?

All of them: NSW, Queensland, Victoria, WA, SA, Tasmania, the Northern Territory and the ACT. Most chapters have a "state by state" section, many with a "jump to your state" line, so you can read yours and skip the rest.

Is this political?

No. It doesn't argue about whether the rules are fair. It shows you what they are and how people live within them.

I'm not good with computers. How do I get it?

After you pay, your download page opens straight away. Tap a file and it downloads; tap it again and it opens. If anything goes wrong, email help@theaustralianhub.com and we'll sort it out.

Is a paper book coming in the mail?

No, it's a PDF you download. The A4 edition prints well at home or at Officeworks, and the large-print edition is made for reading on a phone or tablet.

What if the law changes?

The book is dated (rules checked to 4 October 2026) and already flags changes on the way, such as the NSW reform passed in August 2026. Always confirm with your council before you build. The book shows you how to ask.

What will my card statement say?

The charge shows as LINK.COM* AUSTRALIAN HUB or similar. Link is Stripe's checkout service, which handles the payment and the GST for us.

What if it's not for me?

Email us within 30 days and you get every cent back. No forms, no questions.

Know the rules before you start.

The council doesn't care whether you meant well. It cares whether you had approval. This book shows you how to get it, or how to live legally while you wait.
